Art Residence Property Fund Delivers Strong Q2 2026 Results Amid Favourable Policy Shifts

Art Residence Property Fund has released its Quarterly Investor Update for April–June 2026, highlighting continued momentum across Melbourne’s key growth corridors and a policy environment increasingly supportive of new housing development.

Market Backdrop Remains Strong

Australia’s population reached 27.8 million as at 31 December 2025, with annual growth of 412,500 people and net overseas migration of 301,000. Melbourne led all Australian capital cities in population growth for 2024–25, adding 105,000 residents — ahead of Sydney, Brisbane and Perth. Continued population growth and infrastructure investment across Melbourne’s growth corridors, particularly the South-East corridor spanning Casey and Cardinia, are expected to underpin long-term housing demand.

Policy Tailwinds for New Housing

Federal tax reforms are set to reshape the residential investment landscape. From 1 July 2027, negative gearing will be limited primarily to new residential builds, while investors will gain flexibility to choose between the existing 50% Capital Gains Tax discount and a new inflation-based arrangement. Separately, new rules taking effect in August will end new residential borrowing through SMSFs via limited recourse borrowing arrangements (existing arrangements will be grandfathered), increasing the relevance of early-stage developer funding structures like those offered by Art Residence.

Quarter Highlights

During the April–June quarter, Art Residence settled 3 houses, advanced 15 houses through final stages of construction, and progressed 60 houses actively in the pipeline across corridors including Melton, Tarneit, Werribee, Point Cook, Craigieburn, Donnybrook, Berwick, Clyde North and Pakenham.

  • Biota Walk (Weir Views, Melton) — 7 lots, fully sold, on track for settlement in July with a projected 17.29% ROI.
  • Riverwalk Werribee (Parkfront Super Lot) — Funding closed; construction commencing Q4 2026, with an estimated 17.29% ROI.

  • Lera Stage 12 (Officer) — 23 lots, open for funding, targeting 13.29% ROI.

Expanding the Pipeline

Art Residence’s development pipeline has expanded to $30 million, with contracts exchanged on 51 titled lots in Clyde and more than 300 additional lots expected to be added over the next three years.

Track Record

The fund’s completed projects — including Hillgrove (16.76% ROI) and Miracle (24.62% ROI) — bring its total completed project count to eight since 2023, reinforcing a consistent record of on-time, on-budget delivery.
